Asbestos Register and Management Plans
Building materials containing asbestos were commonly used in buildings constructed or renovated before 1990, with its use completely banned on 31 December 2003.
The Workplace Health and Safety Act 2011 requires owners of strata schemes to eliminate, where possible, or minimise, risks to persons entering or working on their premises. This includes where material containing asbestos is identified.
To help the owners of a strata scheme meet these obligations, Turnkey Property Inspections will conduct a thorough visual inspection of the accessible common areas to identify any materials containing asbestos (also referred to as asbestos-containing material (ACM)). During the inspection, should ACM be suspected, and where safe to do so, we will take a small sample to have it tested by an accredited National Association of Testing Authorities (NATA) provider, independent of Turnkey Property Inspections, for confirmation.
After the inspection, we will prepare a comprehensive report for the Owners' Corporation outlining all identified asbestos material, along with a management plan and control measures. Turnkey Property Inspections will also provide labeling for all ACM identified on the property for the health and safety of owners, visitors, and contractors.
